Mistakes Home Sellers Make

Updated: Mar 16, 2020

Home sellers are usually frustrated when their home won't sell or won't yield the cash they want from the sale. According to Ray Martin, a good real estate agent usually knows the reason a home sits on the market for too long or receives low-ball offers. The following mistakes sellers make might be among the reasons your home is still on the market.

Setting the Price Too High

Even home sellers who follow their local real estate market often believe that the condition of their home or the improvements they have made put them above the competition. But, as Martin Caselli Real Estate would say, home prices are based only on what a buyer will pay, not what the seller wants. Work with a knowledgeable real estate agent who will provide you with the realistic and current market, and price your home accordingly.

Not Cleaning

Something many people fail to realize is the fact that you can't live the way you usually do. “One of the quickest turn-offs for buyers is seeing someone else's litter in a home where they picture themselves living,” says Ray Martin. Try to keep your home in sparkling clean condition, buyers may be comparing your home to a model home in which everything is new, so make your walls, floors, and surfaces as clean as possible.

Forgetting to Clear up

As a home seller, one of the best and easiest things you can do to attract buyers is to clear out the spaces, this is a good time to pack up your belongings and remove unnecessary items. Empty closet shelves and a cleared kitchen counter will make it easier for buyers to visualize their belongings in the space. They’ll also assume the home has plenty of storage space.

Not Letting Buyers or Real Estate Agents In

It can be really inconveniencing having the property presentable and available at all hours, sellers sometimes limit the hours the property can be visited. Some buyers will often have a small window of time in which to view homes, particularly if they are from out-of-town or work full-time. You might want to make adjustments in some cases.
