MIAMI _ THIS IS ONLY THE BEGINNING
The billion-dollar reinvention of Brickell Key - and what it says about Miami's future
A Martin Agency perspective on real estate, capital, lifestyle and the next era of South Florida growth.
BRICKELL KEY | GLOBAL CAPITAL | TROPICAL LIFESTYLE | NO FLORIDA STATE INDIVIDUAL INCOME TAX |

For decades, people have looked at Miami as a finished success story: sunshine, beaches, international wealth, luxury hotels and some of the most desirable real estate in America.
But what if Miami is actually only beginning to develop into the city it is destined to become?
To understand the scale of what is happening, look no further than Brickell Key, the private island sitting in Biscayne Bay beside Brickell - the beating heart of Miami's rapidly expanding financial and business district.
Here, one extraordinary redevelopment tells the entire Miami story.
IMAGINE TEARING DOWN THE MANDARIN ORIENTAL
Think about this for a moment.
The Mandarin Oriental, Miami was already a world-famous five-star hotel occupying extraordinary waterfront real estate on Brickell Key. For most cities, a property of that stature would be treated as an irreplaceable trophy asset.
In Miami, it closed after 25 years of hospitality so the site could be reimagined for an even more ambitious future. The new Mandarin Oriental, Miami and The Residences at Mandarin Oriental, Miami are planned as part of One Island Drive, a two-tower development on a 3.5-acre waterfront site at the southern end of Brickell Key.
This is not simply replacing one building with another. It is replacing yesterday's definition of luxury with tomorrow's.

NEARLY $100 MILLION FOR TWO APARTMENTS
Perhaps the clearest indication of where Miami's luxury market is heading came in March 2026.
The two crown-jewel penthouses at The Residences at Mandarin Oriental, Miami were each sold for $49.9 million. Together, that is nearly $100 million for two condominium residences.
Even more remarkable is the benchmark: approximately $6,300 per square foot, which Swire Properties described as a mainland Miami record. Each two-story penthouse encompasses nearly 8,000 square feet and includes a rooftop terrace, private lap pool and panoramic views of Biscayne Bay, the Atlantic Ocean and the Miami skyline.
By that same announcement, the development had surpassed $1.3 billion in total sales across its two towers before groundbreaking. That may be the most powerful number of all: global buyers are committing extraordinary capital to a lifestyle that is still being built.
They are buying the architecture. They are buying the service. They are buying the views. They are buying scarcity. But perhaps most importantly, they are buying Miami's future.
FROM RESORT CITY TO GLOBAL CAPITAL
Miami's transformation goes much further than real estate. The city that was once primarily associated internationally with beaches, nightlife, tourism and second homes is increasingly attracting the industries and people that create permanent wealth.
FINANCE • PRIVATE EQUITY • FAMILY OFFICES • TECHNOLOGY • DIGITAL ASSETS • INSURANCE • INTERNATIONAL BANKING |
Brickell increasingly resembles a tropical financial capital. Major financial firms, investment businesses, technology companies, family offices and entrepreneurs have continued to expand their South Florida presence, strengthening Miami's role as a bridge between U.S. and international markets.
Miami is therefore developing something extremely powerful: a combination of global business and global lifestyle in the same location.
WALL STREET - WITH PALM TREES
New York built its extraordinary value around finance, commerce and density. Silicon Valley built its wealth around technology. Miami increasingly offers elements of both - but with something neither can replicate: a tropical, waterfront lifestyle.
Imagine completing a major financial transaction in Brickell in the afternoon, returning to a waterfront residence overlooking Biscayne Bay, having dinner at an internationally recognized restaurant and waking the following morning to sunshine, palm trees and boating weather.
That lifestyle proposition matters when today's entrepreneurs, investors and executives can increasingly choose where they want to live. Florida adds another major attraction: it does not impose an individual state income tax. For someone earning significant income, that distinction can become an important part of the broader decision about where to live, invest and establish a business presence.
Miami is no longer simply asking wealthy people to vacation here. It is giving them reasons to live here, establish businesses here, invest here and stay here.

CRYPTO HELPED CHANGE MIAMI'S IMAGE
Miami was also one of the first major American cities to openly court the cryptocurrency and digital-asset community. Whatever direction individual cryptocurrencies take, the larger cultural effect should not be underestimated.
Crypto conferences, technology entrepreneurs, venture capital and digital-finance businesses helped position Miami internationally as a city willing to embrace new forms of wealth and innovation. That message complemented the expansion of traditional finance.
The interesting Miami story is not crypto versus Wall Street. It is the possibility of having both. Traditional finance, alternative investments, technology, digital assets, international banking, insurance and real estate capital increasingly intersect in South Florida.
THEN THERE IS THE LIFESTYLE
Numbers alone cannot explain Miami. Walk outside in January and you understand another part of the equation.
Ocean. Boating. Golf. Tennis. Beaches. International restaurants. Art. Nightlife. Professional sports. Private aviation. Easy connections with Latin America, the Caribbean, Europe and the rest of the United States.
And an increasingly sophisticated collection of neighborhoods stretching from Brickell and Coconut Grove to Miami Beach, Coral Gables, Bal Harbour and beyond.
Miami offers something particularly compelling to internationally mobile wealth: the ability to combine serious business with an extraordinary quality of life.
BRICKELL KEY MAY BE THE PERFECT MICROCOSM
That brings us back to Brickell Key: a private island beside one of America's most dynamic financial districts, with water on almost every side, extraordinary views and immediate access to the offices, restaurants and shopping of Brickell.
The new Mandarin Oriental development is designed to push Miami luxury further into territory traditionally associated with Manhattan, London, Monaco, Hong Kong and other global wealth centers.
The original Mandarin Oriental was itself an icon. Yet Miami's economics and expectations reached the point where an even more ambitious use of the site became possible. That is an extraordinary statement about confidence in the future.
MIAMI'S MOST VALUABLE COMMODITY MAY BE SCARCITY
Miami can build upward. It cannot manufacture unlimited prime waterfront land.
The most desirable sites - particularly those combining privacy, water, views and immediate access to Brickell - are finite. Brickell Key demonstrates this perfectly. Once the best parcels are developed to their highest potential, there simply are not many comparable sites waiting behind them.
That scarcity helps explain why buyers can contemplate paying roughly $6,300 per square foot for exceptional new residences. They are not simply purchasing square footage. They are purchasing a position within a city whose international importance continues to evolve.
MIAMI IS NOT FINISHED
Perhaps that is the biggest misconception about Miami. People look at the towers, supercars, restaurants, yachts and extraordinary real-estate prices and assume they are seeing the culmination of Miami's boom.
They may instead be looking at the beginning of something much larger.
The redevelopment of the Mandarin Oriental captures that possibility perfectly. A celebrated luxury property closes. In its place comes a substantially more ambitious vision. Nearly $100 million of penthouses sell before residents ever move in. The broader project surpasses $1.3 billion in sales. Global capital continues arriving. Financial institutions expand. Technology and digital-asset entrepreneurs establish roots. International buyers compete for increasingly scarce waterfront property.
And all of it is happening in a state with no individual state income tax, in a city where January can mean dinner beside the water rather than snow on the sidewalk.
THE QUESTION MAY NO LONGER BE WHETHER MIAMI HAS ARRIVED.WHAT IF MIAMI IS ONLY GETTING STARTED?
